Struggles will make you doubt your path.
But faith will remind you why you started.

So if you’re in that place right now — don’t quit. Don’t fold. Don’t walk away from what God placed inside of you.

Stay encouraged. Stay prayed up. Stay consistent.

Because your breakthrough might be one decision… one prayer… one more push away.

Building a $10 Million Rental Portfolio — One House at a Time 🏠

Real estate isn’t about watching YouTube videos…
It’s about being inside the properties making the numbers work.

Today I’m walking another rehab as we continue scaling the portfolio here in Memphis.

Here’s the formula we follow:

Example Deal

ARV: $130,000

70% ARV = $91,000

Minus Rehab: $35,000
Minus Soft Costs: $7,500

Maximum Offer:

≈ $48,500

Then we renovate, refinance at 75% LTV, pull capital back out, rent the property, and repeat.

This is the BRRRR strategy.

Buy → Rehab → Rent → Refinance → Repeat
