Last week we closed on our first larger multifamily project (16 units) as we continue to shift into larger deals. The acquisition was creatively put together with a combination of private debt and seller financing, and we'll spend the next year or so working to stabilize the property before refinancing.

Not pictured here is our "new" family member, , who is partnered with us on the project and made the whole thing happen.

The termite guy said this was the "worst termite damage he'd seen in years". Termites are attracted to wet wood, and water had been seeping in from the roof and also pooling at the ground in the front of the house for years.

So much damage, most of the wood will need to be replaced.

Bought this rental and immediately noticed we had rat burrows in the backyard. Contacted an exterminator and removed the rats, and also left bait traps in their burrows.

A couple weeks after purchase, and after rat problem was eliminated, we get hit with a $400 fine from the County. 🤨 Looking forward to the court case...

Depending on the age of these Baltimore row homes, one of the items inspectors are putting more emphasis on is ensuring if a fire breaks out it doesn't spread to the houses next door.

The foam you see in the picture is a fire retardant foam that fills in any cracks of the mortar to keep the unit self-contained.
