Here’s my four-step strategy to land your dream home at a great price:

1. Get preapproved with a quality mortgage lender—like myself.
2. Find a top local agent, but not necessarily the #1 producer. You need market knowledge AND someone who has time for you.
3. Find ten homes that fit your budget and must-haves.
4. Lowball all ten. Aim 20% below asking and see who’s ready to negotiate.

No guaranteed bites—but you only need one yes. Have your agent manage offer timing so you don’t get committed to multiple homes.
