Rates.

Well they are certainly higher than we would all like. But inventory levels are pushing annual appreciation higher again. It's said you marry your house but rent your mortgage.

All this means there is a cost for waiting to purchase. That same home you like is not going to be cheaper next year. And lower rates will only push prices higher.

There is a soundness in the strategy of buying now. Own it now. Get the higher appreciation and refinance when rates drop. Playing catch-up is potentially a losing strategy.

Please feel free to ask me for information on Reverse Mortgage. These are somewhat misunderstood by the general public. Let me provide you with answers to all your questions.

Here are the bullet points:

One spouse must be 62 years of age.

Must be the primary residence with residency a minimum of 6 months a year.

No repayment is required until the home is either sold or borrower passes away.

It is a non recourse loan, meaning there is no other collateral for the loan apart from the home. Neither the borrower nor the heirs will have any remaining financial liability.

Borrowers must continue to pay Property Taxes and maintain Homeowners Insurance.

Any proceeds received from the Reverse are not income and not subject to income taxes.

The house is the property of the borrower ALWAYS, exactly like a conventional mortgage.

For many seniors, a Reverse is the answer, although they are not for everyone. Reach out to me for a comprehensive review and quote.
