RATES IN PERSPECTIVE:

Rates have climbed since March 1, and today they’re sitting around 6.3%–6.35% depending on things like LTV, FICO, and overall scenario.

But here’s the part a lot of people miss:

A year ago today, rates were nearly a half percent higher — around 6.78%–6.8%.

So yes, we’ve seen a recent bump up… but zoom out and we’re still in a better spot than we were a year ago. That matters.

Recent rate movement was largely tied to the Fed meeting and continued concerns around inflation. While there was some expectation they’d focus heavily on geopolitical issues, that really wasn’t the main takeaway. Instead, the bigger pressure point came from comments around core inflation and the lingering effects of tariffs.

That’s what pushed the 10-year Treasury higher… and mortgage rates moved with it.

Still, let’s not forget:
Over the last 3 years, we’ve seen rates over 7% and even 7.5%.

So while 6.3% may not feel amazing compared to the recent dip into the 5s, it’s still not a bad market snapshot in the bigger picture.

Right now, the market is in wait-and-see mode.
If inflation cools, oil settles, and there’s an off-ramp to some of the uncertainty, the market can react fast and in the right direction.

For now: stay informed, stay ready, and don’t lose sight of the bigger trend. 📊
