September always feels like a reset button for this market. A few things I'm watching right now, and what they actually mean for you:

🏡 Inventory is a little tighter than earlier this summer. Good homes aren't sitting as long. If you're buying, that means being ready to move when the right one shows up.

💰 Prices are holding steady. Sellers still need to price with the market, not ahead of it, to get real offers.

📉 Buyers have a bit more room to negotiate than they did a year ago. It's not a free-for-all, but it's not 2022 either.

📅 Fall is quietly one of the best times to buy in Austin. Less competition than spring, motivated sellers, and a market that's easier to actually navigate.

One of the biggest myths about staging? That it means clearing everything out and starting over with a house full of new furniture.

It doesn’t.

I sat down with Rena from Noma’s Ink, the stager behind so many of my listings, to talk about what staging actually looks like in practice. And her approach might surprise you.

Most of the time, a home already has what it needs. The furniture, the art, the little details that make a space feel warm; they’re usually already there. They’re just not arranged in a way that lets the home show its best self. Rena’s process starts with looking at what’s already in place before anything new ever comes in.

Sometimes that means shifting a few key pieces. Sometimes it means editing down what’s there. Rarely does it mean an empty truck and a totally new house.
