Sometimes my best advice to sellers is what not to touch. 🛠️

Before you tear out a kitchen or rip up floors to get ready to sell, let me walk through first. I sort everything into three piles:

1️⃣ What we need to fix
2️⃣ What would be nice to improve
3️⃣ What we should leave alone

That third pile saves people a lot of money. Sometimes a $5,000 kitchen refresh can do what a seller was ready to spend $30,000 on. Fresh paint and a clean, well-kept house usually go further than a big remodel.

Before a single listing photo gets taken, one of the most valuable steps happens off-camera: a staging consultation.

Sellers know their home intimately, which is exactly why it's hard for them to see it the way a buyer will. A buyer walking through for the first time isn't seeing years of memories; they're evaluating flow, space, and whether they can picture their own life there.

A good stager closes that gap. Sometimes it's as simple as moving furniture to open up a room. Sometimes it's helping a seller see why something meaningful needs to come out of view, just for showings and listing photos, so buyers can picture themselves in the space.

I recently sat down with Rena from Noma's Ink to talk through why this step matters so much, and it reinforced something I already believe: preparation before listing isn't a nice-to-have, it's often the difference in how quickly and how well a home sells.
