Austin's patio season is officially here, and this city does it better than anywhere.

A few spots worth putting on your list this summer:

🌞Perla's on South Congress for oysters under the oak trees. There's a reason it's been a staple for years — the setting does half the work before the food even arrives.

🌞Hula Hut if you want to actually be on the water. Lady Bird Lake, Tex-Mex, and a frozen drink. Hard to argue with that on a long summer evening.

🌞The Salt Lick in Driftwood for when you want to get out of the city. All-you-can-eat brisket and ribs, family style, surrounded by Hill Country views. Take anyone visiting from out of town and they'll understand Austin immediately.

If you're considering new construction, there's something I want you to know before you walk into that model home.

The agent at the sales desk is friendly, knowledgeable, and genuinely helpful. They're also working for the builder. That's not a criticism, it's just the reality of how it works. The contract you sign is written by the builder's legal team, and every clause is designed to protect the builder first.

I've been on both sides of this process. I know how it works from the inside.

Here's what that means for you:

Having your own agent costs you nothing in a new construction deal, the builder pays the commission. But it means someone is at the table specifically for you.
Reading the contract before you sign it.
Asking about upgrade pricing before you fall in love with the model finishes.
Making sure your inspection happens, and that someone qualified is doing it.

New construction can be a great choice. I help clients buy new builds all the time. I just want them going in with their eyes open.
