Hey business FB Friends I have been answering a lot of questions this evening regarding “The Fed” lowering rates to near zero. Here is a little light. For those that don’t want to read on just know that this doesn’t mean mortgage rates will be near zero. We will see what the net effect is tomorrow when the MBS market reacts to the influx of cash as well as the lowering of The Fed Funds Rate. Last week rates skyrocketed as the 10 year Treasury which is sometimes a misguided indicator some reference alongside mortgage rates fell to historic lows. The Fed dropped rates again last week but the Mortgage Backed Security coupons all lost ground thus increasing rates.

Mortgage Backed Securities are their own instrument.

The US Securities and Exchange Commission says the following regarding mortgage-backed securities:

“Mortgage-backed securities (MBS) are debt obligations that represent claims to the cash flows from pools of mortgage loans, most commonly on residential property. Mortgage loans are purchased from banks, mortgage companies, and other originators and then assembled into pools by a governmental, quasi-governmental, or private entity. The entity then issues securities that represent claims on the principal and interest payments made by borrowers on the loans in the pool, a process known as securitization.”
