Part of being prepared is knowing the type of coverage you have. So many policies have been flipped from RC (replacement cost) to ACV (actual cash value aka the depreciated value based off the age of the roof) If you have not shopped your rates around please do! Make sure you go over your severe weather plan this evening! Know what you’ll do when a warning is issued and make sure your pets are familiar with the plan too. Practice the plan. Have a few reliable sources to receive warning information from. Bring in the lawn furniture. Tie down the trampolines. Fuel up the generator. Tomorow has the potential to be the biggest severe event of the season for Oklahoma and Texas. Be prepared

With cold weather approaching please make sure your taking every precaution to get your home winter ready! Here are some Immediate actions you can take:

Keep your home heated to a minimum of 65 degrees.
Let hot and cold faucets drip to prevent freezing pipes.
Insulate or cover pipes that are exposed to cold – check outdoors, crawl spaces, unheated rooms, garages, and exterior walls
Open cabinet doors in the bathroom and kitchen to allow the warmer room temperatures to reach them.
Keep fireplaces, stoves, and heaters in working order.
Keep the fireplace flue closed when not in use.
Keep sidewalks and home entry free from snow and ice.
Watch for ice dams near gutter downspouts.
Remove dead, damaged, or dangerous branches to prevent them from falling under the weight of snow and ice.

Also if you haven't shopped your rates around or know the type of coverage you have give me a shout. Winter is not the time to overlook certain types of water coverages. Remember our snowpocalypse from 2021 so many people were not prepared, dont let that be you!

INSURANCE CLAIMS POST!!!!
Crazy day at work today! So many clients needing to file claims due to burst water pipes as a result of the freeze. These conversations are always tough especially when you have a client watching their house fall apart or fill with water live on the line with you. If anyone has any questions about their insurance and how it works please don’t hesitate to reach out but I thought I would share some tips!
- Burst Pipes - Plumbing is typically excluded from coverage since it’s so subject to wear & tear, but pipes are cheap. The damage you want to worry about is the WATER damage as a result.
- Water Coverage - Most burst pipes are considered sudden and accidental which is often an OPTIONAL coverage on your policy! Many policy types include this coverage but not all - if you’re not sure, check with your agent and get it added ASAP!
- Loss of Use - In order for this coverage to kick in your home needs to be deemed as not habitable due to a covered claim, but your safety is paramount - if you need to get a hotel room before you hear back on your claim SAVE RECEIPTS and submit to your adjuster to see if they’re able to cover.
- Deductibles - If your claim is covered you’ll be subject to your deductible, the first step is usually getting an independent estimate to make sure damage will exceed your deductible and also determine cause of loss, this could save you tons of time and potentially save you a declined claim.
- What can your agent do for you RIGHT NOW? Unfortunately not much more than educate you and start your claim. Once your claim is filed it can take 24-48 hours to hear from an adjuster and then subject to how quickly they’re able to get to your location. It’s important that you TAKE CARE OF YOURSELF, take photos, videos, and receipts for any money spent and try to mitigate any future damage to the best of your ability.
I talked to so many homeowners and renters today who have never had to go through this process, and it can be a confusing one. Weather like this in Texas is unheard of so I would expect more claims to follow, hopefully this helps anyone going through some struggles!

**Driving Safety Tips**

Slow down. Speed limits are based on normal road and weather conditions, not winter road conditions.
Maintain at least three times the normal following distance on snow or ice.
Watch carefully for snow removal equipment and stay at least 200 feet behind snow plows.
Use extra caution on bridges, ramps, overpasses and shaded areas as they tend to freeze first.
If your vehicle starts to slide, ease off the gas pedal or brakes. Steer into the direction of the skid until you have regained traction. Then straighten your vehicle.
