Did you know that a 30 year fixed mortgage loan for a investment property DOES NOT require proof of income or Employment? NO - that is only for owner occupied properties!
While A Primary residence does require proof of "the ability to repay", an investment property or vacation rental DOES NOT REQUIRE PROOF OF INCOME OR EMPLOYMENT because an investment property loans IS NOT a consumer loan! Instead it is "Business Purpose" and the approval is based on the properties income (Short term rental or long term rental comps) not the buyers income! SFR 1-4, Townhomes, Condo's and Condotels!
