May 2026 brought 4.17 million in sales, a median sales price of $429,300, and 4.5 months of inventory. The median sales price is up 1.3% year-over-year, and inventory was down 0.1 months from May 2025.

“One of America’s biggest housing crashes is now bottoming out.

Austin, TX has dropped so much that the market is undervalued.

The market has corrected already by 26%, and incomes keep rising, meaning the fundamentals now support today’s price levels.

At the peak of the bubble, Reventure’s valuation metric had Austin at 49% overvalued (April 2022).

Now it’s 0.4% undervalued.

You can actually still get some good deals in Austin right now, and I wouldn’t be surprised if values keep dropping for another 6-12 months as the inventory overhang burns off. “

Multifamily demand stayed strong in April 2026 despite absorption falling 22%. Deliveries dropped 23% but still exceeded demand. Vacancy hit 8.5% and Class C rents rose 0.9%, with NYC, Dallas, and Phoenix each topping 20K units absorbed.

April showed slightly improved market conditions for sellers. Sellers received an average of 2.5 offers, and 21% received more than the asking price of the home. Days on market remained higher than last year at 32 days, but dropped considerably since last month.

Existing home sales over the first four months of 2026 were the lowest since 2009.

In April, 4.02 million existing houses were sold on an annualized basis according to the NAR’s data.

This figure was below last year’s and the lowest level since April 2009. (in the midst of the Great Financial Recession).

Buyers continue to exit the U.S. Housing Market because they don’t want to pay today’s sky-high prices, or can’t afford to.

Making this the 4th straight year of recession-level home sales.

The pending sales figures in April/May suggest we might finally see a bump next month, but it’s hard to think of that as more than a dead-cat bounce given how bad the first four months of the year were.

Lower prices are the only way buyers will come back.

Houston Housing Gap Widens

Monthly mortgage payments in Houston are now ~55% higher than luxury apartment rents.

The typical mortgage payment reached ~$2,620/month (end of 2025), up nearly $1,000 since 2019.

Comparable high-end apartment rents average ~$1,685/month, rising only ~9% over the same period.
