Not all listings are alike, and this one was definitely anything but your typical, run-of-the-mill listing!

From start to finish, this home brought new challenges, new experiences, and some great lessons along the way. Most importantly, I’m incredibly happy for my sweet client, who lived in and loved this home for nearly 30 years. ❤️

Her treasures and trinkets filled the house she made into a home, each with a story of its own. We coordinated an estate sale to help make her move a little easier — and if you happened to stop by, you were lucky enough to stumble upon some of her gems! ✨

Through connections and some creative off-market marketing, we were able to secure a deal with an investor. The road to closing had a few curves and plenty of speed bumps... but we made it! 🙌

Now, my wonderful client gets to begin her next chapter closer to family in New York, and I couldn’t be happier for her.

Buying a home in Austin is about more than finding the right house at the right price.

Here are a few things I always encourage buyers to keep in mind:

1. Don’t skip the inspection🔍
Even newer homes can have issues, and an inspection can uncover things you may not notice during a showing. It’s one of the best ways to know what you’re actually buying.

2. HOA fees can vary dramatically💵
Two homes with similar prices can have very different monthly HOA costs—and the fee isn’t the only thing to look at. Make sure you understand what the HOA covers and review the rules before you commit.

3. Check the tax rate, not just the price📈
In the Austin area, property taxes can make a meaningful difference in your monthly payment. Two homes at the same purchase price can have very different tax bills depending on where they’re located.

4. Commute times matter more than you think🚗
That 30-minute drive you did on a Saturday afternoon might look very different during Monday morning traffic. Before falling in love with a house, test the commute at the times you’ll actually be driving it.

5. Older Austin homes can have expensive surprises🏠
Character is great—but older homes can come with older plumbing, electrical, HVAC systems, foundations, windows and more. Knowing the age and condition of the major systems can help you budget realistically.

Happy back to school week! 🍎✏️❤️

This time of year will always have a special place in my heart. Before real estate, I was a teacher—and I still remember all the excitement, nerves, fresh supplies, new faces and BIG hopes that came with that first day.

Yesterday felt especially fitting because I got to have lunch with my sweet friend Julie, who just retired from teaching. One teacher beginning a brand-new chapter, and one former teacher who found her next chapter in real estate. 🏡

So this week, I’m celebrating all the educators and students heading back to school. Here’s to a great year, lots of learning, a little patience 😉 and people who believe in you along the way.
