Are you ready to get creative?

First, let me say that discounting your home to 1970s values is NOT creative marketing. Reduced prices only create reduced comparables for future sales. It’s time to turn this market around.

The problem isn’t the sale price — the real problem is the number of buyers, largely due to uncertainty in the financial markets and fluctuating interest rates. So instead of lowering prices, we should focus on expanding the pool of buyers.

Instead of discounting a home from $995,000 to $750,000 for a quick sale, it may be time to think more creatively. Some lenders allow the seller to carry a second lien, which can help bridge the gap for buyers.

Rather than reducing the price, you can keep the value where it belongs — $995,000 — and agree to carry a seller second lien for 15% ($149,250.00).

Here’s why this approach can make sense:

If you drop the price, that money is gone forever.
If you agree to carry a second lien for three years, you’ve effectively created an annuity that could pay you back later.

Some lenders will structure financing like this:

Buyer brings 10% down
Lender finances 75%
Seller carries 15% second lien

This type of structure opens the door to many more buyers. There are far more people who can come up with 10% down than those who have 25% down available.

If you’re thinking about selling your home — or if your home is already listed — consider discussing this strategy with your Realtor. Some agents are willing to think outside the box and are successfully selling homes by exploring creative financing solutions.
