This is a funny meme of what’s reality today. The fed is expected to raise rates again which will impact real estate loan rates. If you are in the middle of a lease and have at least six months remaining, start working on your credit and loan application today. Even if the interest rates rise 2%, you still have an opportunity to refinance after purchase. Don’t get me wrong, there is nothing wrong with renting. It’s a choice everyone makes. But I’m speaking to those who want to own but they feel like they can’t because of their current financial situation. If you are paying $30,000+ annually in rent then you can own your own home and create income from it.

Austin Public Health (APH) and the Austin Housing Finance Corporation (AHFC) released a competitive Request for Proposals (RFP) solicitation to develop and operate a multifamily rental housing development(s), with on-site social services, on a three-acre property—located at 3515 Manor Road— owned by the City of Austin and the AHFC at the southwest corner of Manor Road and E.M. Franklin Avenue in Central East Austin.

This RFP is a partnership between APH and the AHFC. Supporting documentation is available on the RFP web page.

The development of the property at 3515 Manor Road is anticipated to address both affordable housing priorities and additional community priorities that were identified through previous public engagement efforts. The development shall consist of one or more multifamily rental developments developed as low-income affordable housing for families, and Permanent Supportive Housing for persons experiencing homelessness.

The required Permanent Supportive Housing will be supported by on-site social services to be provided by an experienced non-profit and funded through a Social Services contract with APH that is awarded through this RFP.

Complete proposals must be submitted to the AHFC by 5 p.m. CST on April 29, 2022 to be considered for award.

We approve this post! So many others to add, but the 14 listed are critical. I would put emphasis on "Will you agree to sign lien releases before I pay you?", particularly if your rehabs/improvements are financed from a lender. This can be huge bottleneck for your project if you don't pre-vet this requirement before hiring a GC.

Accessory dwelling units, also known as granny flats, in-law suites, or garage apartments, have been on the rise since the pandemic. ADUs are growing at a rate of 9% or 100,000 per year, according to a new analysis by Porch.com, a home improvement site.

Properties that have one are sought after. In the largest cities, a home with an ADU is priced 35% higher, on average, than a home without one, according to Porch.com.

Accessory dwelling units have been on the rise since the pandemic, and are commanding higher home prices for properties that have one.
