🫶🏾🩷Sometimes the second time really is the charm!

This is round two for my young Veteran buyer. The first home didn’t work out due to challenges with the other agent and a lack of understanding around how VA appraisals work.

I get that sellers may not want to handle repairs, but certain items simply can’t be avoided. This isn’t 2022 where everything could be waived.

That said, I’m excited to say it looks like we’re making it to the finish line this time one.

What an incredible judge. He will be missed

We are deeply moved by the outpouring of love, compassion, and kindness that has been shared following the passing of our beloved Frank Caprio. Judge Caprio lived his life guided by empathy, fairness, and an unwavering belief in the goodness of people. To see so many of you share stories, memories, and words of comfort has touched our hearts in ways we cannot fully express.

Your tributes reflect the legacy he leaves behind—not only as a judge, but as a man who sought to spread understanding and compassion in a world that so often needs it. The messages, prayers, and acts of remembrance from across the country and around the globe have been a source of strength for us during this time of profound loss.

On behalf of our entire family, thank you for honoring his memory and for reminding us that his life’s work continues to inspire kindness in others. Knowing that he touched so many lives is the greatest comfort we could hope for.

Great News Monday!!!! Delayed, Not Denied!
Last summer, a client was referred to me, eager to buy a home. Unfortunately, due to circumstances beyond their control, they were unable to close on the perfect home I found for them.

A few weeks ago, they reached out, ready to move forward after taking all the necessary steps to qualify. They had been working with a lender for months, and when the lender contacted me, I insisted on a manual underwriting before submitting an offer. Last year, they lost their earnest money and inspection costs, I wasn’t going to let that happen again.

After weeks of negotiations, we are now under contract, and this time, they will close!
