A decoy house is a property that's priced significantly higher than comparable homes nearby. Buyers tour the home, like what they see, and then compare it to other available options.
The comparison often makes another home look like the better value.
In other words, your home becomes the benchmark that helps another seller get the contract.
Many homeowners assume more showings automatically mean they're on the right track. But if buyers consistently choose competing properties instead, pricing may be the issue.
The objective isn't to be the home buyers visit first.
It's to be the home buyers choose.
