If you’re buying your primary home, gift funds from family are pretty common. Think parents, grandparents, sometimes even close relatives helping with down payment or closing costs.

But when it comes to investment properties—especially DSCR loans—it works differently.

Why? Because a DSCR ( Debt Service Coverage Ratio) loan is designed to qualify the property based on its rental income—not your personal income. So lenders want to make sure the borrower has real financial skin in the game.That means gift funds usually can’t cover everything the same way they might on a primary residence.

BUT… here’s the good news 👇

We have a DSCR loan program where gift funds are allowed for part of the transaction—like helping with reserves, down payment support, or certain closing costs.

Example: Let’s say you found the perfect short-term rental or long-term investment property… but you’d rather preserve your cash for renovations, furnishings, or your next deal.

My 3 TOP TIPS for homebuyers:

1. Get pre-approved. Always a great idea to get pre-approved before you start shopping, so that way you know exactly what your estimated monthly payment is, what your estimated cash to close is, and what your estimated max buying power is.

2. Start working on credit if we need to pay down any credit cards to get your scores up. Start that process sooner rather than later.
