The useful question is whether the report contains a factual error or missed a more relevant comparable sale.

A reconsideration of value can review that evidence, but it cannot promise a different result.

Check the property details, adjustments, condition notes, and comparable sales before asking anyone to challenge the number.

More building permits sound like more homes are about to hit the market. The July numbers say it is not that simple. 🏗️

Permits rose 5.0%, but actual housing starts fell 12.4%. In plain English, more homes were approved on paper while fewer homes actually began construction during the month.

That gap matters if you are waiting for new construction to solve affordability overnight. More planned homes can help future supply, but they do not automatically create a home you can buy, finance, and close on today.

Compare the actual price, builder incentive, estimated completion date, monthly payment, cash needed, and what the financing costs after any temporary help ends. 🏡

Texas said "NOPE!" 😤

Ten states are suing over whether certain banks have to pay homeowners interest on money held in their mortgage escrow accounts.

I'll admit it. That headline got my attention too, so I dug into what it actually means for Texas.

We're not one of them. 👎🏼

Texas generally doesn't require interest to be paid on a typical mortgage escrow balance, so this fight probably isn't putting extra money in your pocket.

Sorry, y'all. I was rooting for us too.

But this is a PERFECT example of something I see all the time with mortgage news:

Builder incentives can save you money.

They can also make a more expensive deal look better than it really is. 🏡

NAHB’s national builder confidence index rose one point to 35 in August, but it remained below 40 for the 16th straight month. Thirty-five percent of builders cut prices, 63% used sales incentives, and buyer traffic stayed weak.

Those national numbers do not describe every Texas community. They do give buyers a reason to compare the whole offer instead of reacting to one advertised benefit.

A price cut, closing-cost assistance, a temporary buy-down, and a permanent rate reduction change the transaction in different ways.

Compare the sales price, rate, points, monthly payment, cash to close, and what the loan will cost after any temporary help ends.

Reverse mortgages can be difficult enough to understand without paperwork making the decision harder. 🏡

The CFPB is looking at whether reverse-mortgage disclosures could do a better job of showing homeowners what these loans may actually cost over time.

One idea being considered is showing how the loan balance could grow using actual dollar amounts instead of relying so heavily on annualized cost rates.

For a homeowner and their family, that could make an important difference.

Seeing "$X today could become $Y later" can be easier to understand than trying to translate a percentage into what it could eventually mean for the home and its equity.

Nothing has changed yet. These are potential changes being considered, and the current disclosure requirements still apply. 📄

But making a complicated financial decision easier to understand before someone signs?

That would be a step in the right direction.

If the mortgage payment is getting harder, that unopened letter from your servicer isn’t helping you. 📬

Mortgage delinquency data continues to show financial pressure on some homeowners, particularly among FHA borrowers.

But forget the national numbers for a second.

If YOUR payment is becoming a problem, the important thing is figuring out what your options are while you still have time to work through them.

Open the notice. Keep the paperwork. Call your servicer and ask questions.

You don’t need to have everything figured out before you make the call. The whole point of making the call is to understand what comes next and what options may be available.

Life happens. Jobs change. Expenses hit. Families go through hard seasons.

Ignoring the mail won’t change any of that. Getting information gives you something to work with. 🏡

You can find the right house at the right price and still get blindsided by the payment. 🏡 Homeowners insurance is one reason why. New Rice University research found that nearly 2/3 of Texas households couldn’t comfortably afford the median-priced home in their county once all the costs of owning it were factored in. Insurance can look VERY different from one house to the next. Roof age, location, flood zones, weather risk, coverage, and even the insurance company can change that number. I’d rather figure that cost out early than have your family fall in love with a house where the actual monthly payment doesn’t work. 💔 The house has to fit more than your price range. Sounds pretty healthy...

Until you realize about 813,000 borrowers owe more than their homes are worth.

Both numbers are real.

Most of those underwater loans originated in 2022 or later, which matters if you bought recently and life suddenly throws your family a curveball.

Don't guess how much equity you have.

Know. 🎯

What is the home worth?

What do you owe?

No panic. No shame.

Mortgage applications picked up last week as rates gave people a little breathing room.

Does that mean the housing market is suddenly back?

Nope.

It means payment matters.

A relatively small improvement can be enough for a family that was sitting on the sidelines to start running numbers again. 🏡

That’s why I wouldn’t worry too much about whether the entire housing market is “back.”

You’re not buying the entire market.

You’re buying one home with one payment that needs to make sense for YOUR family.

If rates pushed you to the sidelines, it might be worth seeing what the numbers look like now.

A 710 credit score may not carry the same weight under every mortgage score model.

New Fannie Mae and Freddie Mac rules will treat Classic FICO and VantageScore 4.0 differently on the mortgage insurance side.

Does that automatically mean a higher mortgage rate?

No. It means the model behind the score matters too.

Before assuming a headline changed your options, ask which score model was used and compare the full monthly payment.
