Credit unions love to advertise the lowest rate in town.

And sometimes they really do have a great rate.

But here’s the part most people miss:

The interest rate is not the whole deal.

A lender can give you a lower rate and still make up the difference somewhere else — fees, points, closing costs, membership requirements, loan terms, or other charges buried deeper in the paperwork.

That’s why I always tell people:

Stop shopping the rate. Start shopping the entire loan.

Read the fine print on the website.
Ask for the full fee breakdown.
Compare the APR, not just the advertised interest rate.
And look at what you’re actually bringing to closing.

Because a “lower rate” doesn’t automatically mean a cheaper mortgage.

The number in the advertisement gets your attention.

The fine print tells you what you’re really paying. 👀

Flipping can make you rich.

Rentals can make you wealthy.

For us, the choice is pretty simple: we’d rather build a portfolio of homes than a portfolio of transactions.

When you flip a house, you renovate it, sell it, take the profit, pay the taxes, and then you have to go find the next deal.

With a long-term rental, we get to keep the asset.

A tenant helps pay the mortgage. Over time, the loan gets paid down. The property can appreciate. Rents can increase. And eventually, you’re left owning a home that somebody else helped you pay for.

Obviously it’s not literally a free house — there are down payments, repairs, vacancies, taxes, insurance and plenty of headaches along the way 😂 — but the concept is powerful:

Buy an asset.
Let the asset produce income.
Let that income help pay for the asset.
Keep repeating.

And the biggest reason for us?

We’re not only thinking about what our investments can do for us today.

We’re thinking about what we can hand our kids 20–30 years from now.

A paid-off portfolio of income-producing homes sounds a whole lot better to us than a stack of receipts from houses we used to own.

Flipping creates income.

Long-term rentals can create income, equity, assets and a legacy.

That’s why we choose the long game. 🏡

Master these 3 things and you’ll be dangerous in business — and a whole lot harder to shake in life:

1. The shame of rejection.
Stop taking “no” personally. Rejection isn’t proof you’re not good enough. It’s the price of putting yourself in the arena.

2. The boredom of repetition.
Success is rarely exciting every day. It’s doing the same important things over and over long after the motivation wears off.

3. The pain of feedback.
If you can hear what needs to change without getting defensive, you can improve faster than almost everyone around you.

Most people don’t lose because they lack talent.

They lose because rejection embarrasses them, repetition bores them, and feedback offends them.

Master those three things and you become very, very hard to beat.
