Me and my clients titled our two recent closing as God Saw Fit!! We were originally set to sell their house and buy their new home prior to the Christmas but found out the day before closing that the buyer financing had fallen through. As a result, my sellers couldn't secure their new construction home as was a jeopardy of losing $15,000 in earnest money and their new home. The builder was very difficult to deal with but I had job to do and that was protect my client's earnest money and their new home. I had a very short window of time to attract new buyers for my sellers and would have to convince the new buyer to use my preferred lender who I KNOW could not only get the job done but could have us close in eight days. I grateful to co-agent her buyers for trusting me and swapping lenders as this one piece of the puzzle saved us on both transactions. Can I just say, I'm happy that God Saw Fit for me to attract multiple offers and receive an above asking offer on their property through a time where they were ready to throw in the towel as they had also been dealing number of personal things. Congratulations to my wonderful clients on selling and purchasing their new their new home. I thankful to them for their repeat business over the years!

🗝Before agreeing, the seller can choose to reject or counter the original offer with their own terms.

🗝Once the offer is accepted, if the contingencies aren’t met, the seller can back out but there may be legal or financial implications involved. This might occur if the home’s appraised value comes back much lower than the seller’s asking price and the seller refuses to lower the price.

🗝Did you know that some builders don’t allow buyer’s agent to be present at time of home orientation and final walk? Builders know that most agents have a trained eye to catch imperfections and demand repairs prior to your closing. In attempt to avoid this, some builders will try to limit the amount touch ups/repairs that they will have to do.

🗝When in this situation your agent should arrive to the property early to screen the property and make notes for their client to present to builder during home orientation. Know that’s it’s also okay to call or text your agent with any questions or concerns during home orientation.

🗝Your agent will inform you of what repairs should be added on the builders repair list. Any repairs on the repair list MUST be honored by the builder prior to your closing. Both builder and buyer should sign repair list to bind repair list as an executed agreement.

🗝Do not accept a verbal from the builders when they express that they’re going to make repairs.
