This individual locates properties with substantial investment potential and then sends the property information i.e., address, high-quality pictures, and property description, to us.
Real Estate Bird Dog's search for vacant, distressed, for sale by owner (FSBO), value-add, stabilized, or abandoned properties in highly marketable areas (desirable neighborhoods) with the following characteristics: unregistered and unlicensed motor vehicles, high weeds and grass, decayed/damaged leaking roofs, open storage of trash and debris, broken window glass; flaking/peeling paint, units not supplied with water or adequate heat, fire damage, rodent infestation or, unsanitary conditions, overgrown, littered vacant lots, junk/inoperable vehicles, graffiti, electrical hazards, vacant and unsecured structures, dangerous, uninhabitable and unfit buildings, and various other deficiencies which render properties substandard, or unsafe to its occupants or the general public.
Properties must be off-market e.g., not listed online. Residential one (1) to four (4) unit properties are acceptable. Commercial properties are highly desirable.
Applicants with a smartphone and reliable transportation are preferred for this position.
Real Estate Bird Dog's enter into a non-exclusive joint venture partnership with Fleming & Wilson, Inc. to receive a percentage of the earnings, at closing. As a contribution to the acquisition of properties by either Fleming & Wilson, Inc. or our partners, the distribution of funds for each closing shall be at a maximum of 50% for Real Estate Bird Dog and at least 50% for Fleming & Wilson, Inc. The representatives of Fleming & Wilson, Inc. shall perform the necessary due diligence and manage the acquisition of each lead.
