BACK TO SCHOOL VIBES… KIND OF!

Everyone’s posting their kids’ first-day pics, so here’s mine.

HUGE NEWS!! While banks are retracting on new construction lending, we've just aligned with a capital partner to provide financing for Home Builders in a big way!

What an exciting end of the month!!!

Super happy for this young couple that closed on their dream (move-UP) new construction home today! When they came to me they were concerned about getting qualified to the loan amount they needed, as a large national bank had just told them NO!

The challenge they were facing was that last year their income structure had changed dramatically. They had a reduction in base salary and bonus, but had a HUGE increase in commission income. Even though they were on track to now make MUCH more than before, most jumbo lenders will require to average 2 years of earnings. That was why this bank couldn't qualify them to a high enough loan amount.

My team got to work and we found a solution with a lender that would allow us to average the most recent one year of earnings instead. They made an aggressive offer on a new construction home that had been sitting for some time on market. They were able to get it under list price, plus $10k in seller contributions.....AND it appraised $25K over contract(instant equity)!

Contract to close, we knocked out the financing in 26 days!

This deal took some serious to make it happen, but we got it done! Super excited to have gotten this one and FUNDED today!

The buyers of this new construction townhome in Keystone Resort's River Run village put this under contract over 2 years ago during pre-sales. What made this a little complicated was the fact that the buyers wanted to own this investment property in a multi-member LLC, AND they didn't want to prove all of their income to qualify. Oh, and they needed a lender who could do this and lend them almost $2,000,000!!

These characteristics are not completely uncommon to see in ski resort markets, so we had the loan product to fit their needs.
