What do I like to do for fun?

Give me sunshine, a patio, housing news, and a perfectly curated outfit, and I’m in my element.

There’s a lot of information to consume right now. Too much. And often, it leads to overwhelm and indecision.

Most of it, we didn’t even seek out. The articles just show up based on our search history, designed to grab our attention.

That’s why I stay informed.

Because behind every headline is a buyer or seller trying to figure out what’s true, what’s exaggerated, and whether buying a home is still possible for them.

Too often, a false narrative becomes the reason someone never takes the first step.

The best conversations I have with homebuyers end the same way:

“Thank you for taking the time to explain this. I feel so much better now. What’s next?”

And honestly, that’s the part I love most.

The research. The conversations. The strategy. Helping people realize there may be more options available to them than they originally thought.

So yes, I love a good outfit.

But I also love being prepared with the right information when someone needs it most.

Last week, my daughter got a firsthand glimpse into my world.

She joined me for a closing, cleaned out the candy bar, and happily posed for the camera.

I looked back at these photos today, and it hit me.
One day, she’ll buy a home of her own. And by then, the process will probably look very different from what it does today.

Technology is evolving quickly. AI is changing how consumers search for information and navigate major financial decisions.

I don’t view those changes as negative. In many ways, they’ll make information more accessible than ever.

But it does leave me wondering:

💭 What will expertise look like in the future?
💭 Who will she trust to guide her?

Consumers should use these tools. But information and guidance aren’t the same thing.

Technology can provide information. It can’t replace the judgment that comes from experience.

I don’t know exactly what the homebuying process will look like when her generation is ready.

But I hope we continue investing in the people who help consumers think critically, ask better questions, and make informed decisions.

Technology can make information faster.

Human expertise helps people apply it.

Your tax assessment may be the first warning that your property taxes are changing.

That’s why I pay attention when assessment notices start arriving.

For current homeowners, this is your opportunity to review the county’s estimated value of your home and determine whether it looks accurate before tax bills are issued.

For homebuyers, it’s a reminder that the current tax bill doesn’t always tell the whole story.

A home may have exemptions, an older assessment, or a recent increase in value that hasn’t fully worked its way into the tax bill yet.

One of the things I review when helping buyers evaluate a property is whether taxes could look different in the future than they do today.

Surprises are expensive.

Property taxes are part of homeownership, and in many markets they rise as property values rise.

The good news?

Assessment notices often give you a chance to see what’s coming before it shows up in your monthly payment.

The goal isn’t to predict the future.

The goal is to pay attention to the clues available today so you can make informed decisions tomorrow.

Your lender’s listing sheet shouldn’t be the entire strategy.

Depending on the program and borrower eligibility, renovation loans allow buyers to include:

✔️ An ADU, attached or detached
✔️ An in-ground pool
✔️ A primary suite addition
✔️ Kitchen and bath renovations

One feature that surprises a lot of agents:

Some programs may allow eligible borrowers to include up to 6 months of mortgage payments during the renovation period if the property isn’t habitable.

For listings that get traffic but not offers, the home’s “as-is” condition may be the limiting factor.

Buyers may know renovation financing exists. But most don’t understand how to access it. And many cannot visualize the potential.

Let’s show buyers how the home can transform, alongside the financing tools that can make it possible.

That’s a very different view for a potential buyer.

I never thought I’d see my face on a cookie, let alone wearing a cape.

You may be thinking, “Ooh, there’s definitely a story here.” There is. And it’s a good one. 😉

Behind the scenes in real estate, the work can demand a kind of heroic energy.

We problem-solve, navigate unforeseen obstacles, and often carry emotional weight for our clients.

This business is highly personal. And some days, it can feel like we’re being asked to leap tall buildings in a single bound.

We aren’t real superheroes. But we do play a critical role in our clients’ lives during some of their biggest moments, and that responsibility can ask a lot of us.

The real win in this story was seeing what can happen when everyone stays committed to the same goal — even when the path there isn’t easy.

And honestly, moments like this make all the hard parts worth it.
