Starting November 2, the whole appraisal form is getting a makeover. It’s called UAD 3.6.

Here’s what is changing:

The value shows up on page one now. No more flipping through pages to find it.

Appraisers will spend more time at the house and more time back at their desk typing up the report.

New fields are being added. Solar panels. Generators. Storm shutters. Broadband access. All of it can now get noted and valued.

Here’s what you need to prepare your clients for.

Costs are going up. I’m hearing numbers around $200 while things get tested. That should come down over time, maybe closer to $80 or $100.

Turn times are going to slow down at first. Appraisers are learning brand new software. Give it some grace.

If your client tells the appraiser “kitchen was updated in 2020,” that’s not enough anymore. Get specific. What was updated? New cabinets? New appliances? Say it clearly in your listing.

We went to Bronx Bagel Buggy (say that 10 times fast) in downtown Chamblee today for a late breakfast. I love supporting local small businesses and this one did not disappoint! The bagels were delicious and they have gluten free and vegan options. I highly recommend it and will be back soon for sure!
