This is something a lot of homeowners experience, especially after an annual escrow review, and it often causes confusion.

Here’s the simple breakdown:

Your monthly payment isn’t just one number, it’s made up of four parts: principal, interest, property taxes, and homeowners insurance (often called PITI).

On a fixed-rate loan, your principal and interest stay the same over time. But property taxes and insurance are different. They can change based on things like county reassessments, insurance market updates, and coverage adjustments.

When those costs increase, your escrow account adjusts to make sure there’s enough set aside to cover them. That’s what can cause a change in your monthly payment.

A few helpful things to know:
• Property taxes may change over time
• Home insurance rates can be updated annually
• Escrow accounts are reviewed regularly to stay balanced

If you ever receive an escrow analysis statement, it’s simply showing how those costs have changed and how your monthly payment is adjusted to match.
