You may have heard that appraisals are changing this Novemberโ€ฆ

But before anyone starts panicking over โ€œnew appraisal rules,โ€ hereโ€™s the part that actually matters. ๐Ÿ‘€๐Ÿก

The way an appraiser determines a homeโ€™s value isnโ€™t changing.

โœ”๏ธ Comparable sales still matter.
โœ”๏ธ Market conditions still matter.
โœ”๏ธ And the appraiser is still independently developing and supporting their opinion of value.

What IS changing is how all of that information is collected, documented and reported โ€” with a new appraisal format, more standardized property data and updated technology behind the scenes.

So, new forms? Yes.
A whole new way of determining what a home is worth? Nope.

For my Realtor friends, though, this does make accurate property details and good documentation even more important โ€” especially things like square footage, renovations, finished basements, ADUs and anything that may not match public records.
