Fellow RE Investors I’m an Asset Manager with a project of interest to the film studios located in Rockdale County.
The film studios are seeking film production and housing locations with an interest in a struggling 11 lot subdivision in Conyers GA located within close proximity, to active and regular film locations.

The current investment group(s) do not have sufficient resources to meet these needs and schedule. We are seeing additional groups or individuals interested in working to complete these projects.
OBJECTIVE: replace equity positions, add capital, expertise with new more capable JV partners and a Luxury GC.
EXIT STRATEGY: Luxury Single Family Homes in a FIX, BUILD, RENT, SELL.
To work in concert with lenders, appraisers, county and buyers the following is required:
*Enhancements to the Subdivision main Entrance areas to increase viability and sale ability (landscaping). Budget - $35K
*Completion of private road stone entrance. Budget $50K
*Complete Property 1608 @90% to generate revenue in the form of a studio lease estimated up to $20K per month - Budget $375K
*purchase and clear 1 acre lot from existing shareholder - Budget $175K
*Install new signage and market - Budget $10K
We are also seeking additional GC experienced in Luxury Market as the studios have expressed interest in 2 more within the same subdivision.
We are also seeking a firm that may act as our Capital Markets Analyst and secure the required cash and financing to meet this growing need.
