Another Fix and Flip purchase in the books. Purchase price was $130,000, loan amount $210,000, including 100% of the renovation budget. The ARV should be about 350,000 after construction.

This deal was brought to us by our partner Serenity Barren | Real Estate Agent and her clients is an experience investor that had his own preferred lender. He found out mid-process that most fix-and-flip lenders no longer offer loans in the city of Chicago.

We were brought in at the 11th Hour to close quickly. I personally jumped on the phone with the seller agent and bought our client a few more weeks time on the contract. Needless to say, we got it done, everybody's happy and the agent will most likely be referring us business also!

I promise you, spending a little money on fixing your credit will save you a lot and add all the revenues streams that you dream about. Stop being hard-headed, invest in your credit like it's your business. Every business has a cost, and a good score will decrease your total cost across the board if you spend a little money on it.

The other lender wasted 2 weeks of the purchase before we took over. Closed on time!

Between seller & lender credit, all costs (and more) got covered, with money coming back to them!!

We're getting great pricing on FHA loans right now of anyone is in the market.

The only way out clients could get their offer accepted as the BACKUP offer was to promise a 14 day closing. Also, if they lost the house, their kids would miss out on the start of the school year.

Even though we specialize in bank statement programs, it wasn't an easy one. Our client had several business accounts and was transferring money back & forth between accounts daily. It made tracking the money even harder, but not too hard for the Loan Pros!

Closed in 11 days, clients couldn't be any happier. Even the seller agent had to admit they were shocked we got it done this fast! So excited for the entire family 🫶🏽

It's always hilarious when the Builders ask for more time instead of the other way around 😁

Our clients completed their walkthrough and had to fly back to their home state. They wouldn't be able to come back until the 17th. We were already cleared to close, so we begged the builders to let us close on the 7th.

When I tell you they fought us so hard to just close on the 17th. But our persistence paid off. Got our clients signed so they could fly back home and start packing.

Builders were shocked that we could close the bank statement program so fast. Of course we strongly suggested that we should be their backup lenders 😅
