Existing-home sales in April rose just 0.2% from March, according to data reported by the National Association of Realtors and covered by The Scotsman Guide. While overall housing activity remains slower than normal, inventory is improving and affordability has started to stabilize compared to recent years. Mortgage rates are still higher than many buyers would like, but they’re also helping keep home prices from accelerating the way they did during the frenzy market.

That creates opportunity. Buyers today are seeing more negotiating power, more inventory, and less competition than we’ve seen in years. Home values are still holding strong long term, but the pace of appreciation has cooled enough for many buyers to finally have room to breathe and make smarter purchases.

The “perfect” market rarely exists. In many cases, the buyers winning right now are the ones purchasing while others sit on the sidelines waiting. Rates can always be refinanced later — but locking in value, location, and equity potential is what matters most.
