Fannie Mae just raised its mortgage rate forecast. It now expects the 30-year fixed to end 2026 around 7.4% (it was 6.8%) and average about 7.5% through all of 2027 (it was 6.7%).

So if you've been waiting for rates to drop before you buy, the people who forecast this for a living don't see it coming anytime soon.
