Earnest money is your first move. It’s typically 1–3% of the purchase price and shows the seller you’re serious, but here’s the key detail many people miss: it’s not an extra cost. That money usually applies directly toward your down payment.

Then there are inspections and the appraisal. Inspections protect you by uncovering potential issues early, while the appraisal protects both you and the lender by confirming the home’s value. These upfront costs help prevent much bigger problems later.

Closing costs and down payment are where strategy matters most. Depending on your loan type, some costs can be rolled into the loan or offset with seller concessions, and down payments can range anywhere from 0% to 20%. The right structure can dramatically change how much cash you actually need.
