We're pleased to showcase another successful multifamily acquisition with our investment partners. Iron Street Capital, LLC collaborated with two other GPs to take down this impressive 260 unit multifamily asset in an affluent suburb of Southwest Atlanta. The asset was acquired at a 23% discount with significant upside through our proven value-add strategy. A week after closing we signed up 12 new leases at increased rates. Our investors will enjoy a steady 8% preferred return and a waterfall distribution schedule geared toward incentivizing the sponsorship team to maximize returns.

Iron Street Capital is pleased to showcase our latest acquisition - 100 Class B multifamily units in a submarket of Atlanta, Georgia. This asset was an off-market opportunity and was acquired at a 17% discount which converted into immediate equity of $1.2MM at closing. Iron Street and a team of private investors will implement a conservative strategy to increase rents and upgrade units slowly to account for changing economic conditions. As a result, our NOI is projected to increase 32% within 36 months.

Iron Street Capital has recently acquired a 90 unit multifamily portfolio in Tampa, Florida. The two properties are located in the bustling Uptown District. Iron Street plans to improve the property through modernizing the units and make the community more aesthetically pleasing.
