I’ve been getting questions on my progress and here’s the update: there hasn’t been any lol. Unfortunately this is the first property I’ve had to hire an architect and pull certain permits so I didn’t know what I was in for. This process has held up everything I’m trying to accomplish. Dealing with the City of Chicago can be such a challenge because everything moves entirely too slow.
•
As you can see, my application has been held up since May with hardly any movement. From May 29th-July 7th the application only moved once; to the Zoning department. Today is July 29th and it’s STILL in the Zoning Department. I’ve tried calling, emailing, sending an S.O.S to any office I could find to no avail. I get the run around & it’s literally a waiting game to get this permit approved and pushed through.

My patience has been tested for sure but the one thing I’m not doing is stressing. I know God didn’t bring me this far to leave me so I’m putting everything in His hands. I know the moment I get that final approval we’re going full speed ahead. My team & I are ready. God got us & the silver lining between all of this is I’ve already taken on the burden. Whoever buys this home from me can kick back & enjoy every part of it without a single care in the world. EVERYTHING will be up to code. It’ll be worth the wait šŸ¤—

If you’ve been following my journey you know I had to tear my entire garage down. I went back and forth about rebuilding it for multiple reasons (I talk about why in my YouTube videos click the link in my bio), but I’ve decided this home will be too beautiful NOT to have a 2 car garage. WE WILL REBUILD!

I’m also in love with the new stairs my team built. I plan to paint the stairs as well as my 2nd floor balcony & get a landscaping crew out to brighten up the back yard. Whew.. this will be an amazing transformation!

Weekly FaceTime meetings are extremely necessary! I’m talking 3 or 4 times a week.

As most of you know I also travel for a living. Majority of the time I’m not in Chicago for the day to day operations of my rehab. In the past, I would stress myself out trying to work my schedule in a way where I could be in town everyday to pop up on my contractors & make sure they were actually working. This time around I decided I didn’t have the energy to babysit. I let go of the reigns and I’m trusting God 100% for this to go the way we planned.
(Now granted, I may have my brother or dad go pop up occasionally because any smart business woman would but that’s besides the point stay focused šŸ˜‚)
•
This week we are halfway through all plumbing and electrical work! We’ve also completed the extra work required by my architect to provide the necessary support in the ceilings (if you’ve been keeping up with my YouTube videos you know what I’m referring to. If you don’t click the link in my bio! ^_^)
•
Once plumbing and electrical are done, I’ll have to have an inspector approve everything than it’s smooth sailing from there. Getting the foundational work complete is the most difficult part of a rehab & always takes the longest in my experience. Everything else after that is cosmetic and that’s easy breezy. Dry wall, painting, cabinets, flooring, etc.. that’s always been my favorite part!! That’s where the character and charm happens. Can’t wait!

Oh did I mention I hired a team to come out and tear my garage down! The entire back yard looks so different and I’m actually not a fan of it but it was necessary at this moment. Stay tuned I’ll be posting updates and pictures to my story this weekend!

Update on rehab progress: I’ve been at a standstill these past couple of weeks. Of course I hate standstills but it comes with the process.
•
When I purchased my property I had a few code violations pertaining to the dormer. The previous seller did not pull the proper permits so my bank is requiring I do so. What that means for me is that I need to hire an architect who can draw up the correct plans and pull the permits I will need to continue my rehab. When I closed, I was aware I needed to hire an architect however I underestimated how long the drawings would take. There is not much I can do until my architect is complete with his process so as of now I’m at a minor delay. We should be back up and running next week. My general contractor believes we can still make our desired deadline of rehab completion & I think so too! I’m a firm believer in God’s will & He has shown Himself throughout this entire project thus far.

As we wait, be on the look out for another YouTube video! I have a lot of informative footage and I feel horrible I haven’t gotten it out to you guys. My life gets hectic but trust and believe I’ll be editing diligently next week so if you haven’t done so already, make sure you turn those notifications on!!!

I purchased her in November 2016 using an FHA 203K loan. She’s still mines. I love her so much I’ll probably never sell her. Pass her right on down to my children. I will never forget my credit score was a 662. At the time I always thought I needed a score over 700 to buy real estate but when I got approved I was overjoyed.
•
Funny story, I remember putting an offer on this property in May of 2016 and it wasn’t accepted because someone else had a higher offer than mines. So I moved on and end up putting an offer on two other properties that didn’t get accepted either because I was outbid..AGAIN. I was pi**ed. Now the funny thing about this story is that the two other properties were 2 flats meaning my mom would live in one unit and I would rent out the second unit. They were on the market for the SAME price as this one. This property is a 3 flat (that’s an additional unit to receive rental income from! SN: One day I’ll give you the deets on the type of tenants I’ve had to deal with over the years but for now let’s stay focus lol). Fast forward to August of 2016 and my realtor gets a call. Keep in mind I bid on this back in May & they’re calling her in August to see if I still wanted the property because their deal fell through with the previous buyer. I was their next highest offer. Y’all, I was ecstatic.

See, what’s meant for you WILL be yours. You have to trust God’s will over your life. Had my offer been accepted on either of those two other 2 flats I would not have been able to buy this one. I remember getting so frustrated that my offers kept getting denied but in hindsight it was all for my benefit. I get way more bang for my buck with this beautyšŸ¤— Now today, whenever I’m looking to buy a new property and I get outbid I always find myself saying ā€œwelp guess it wasn’t meant for me.ā€
