For a Buyer, contingencies are like pressing an “undo” button or using a “get out of jail free” card. Imagine you are wanting to buy a new home because your current home is too small, further away from work than you’d like, etc. Most people cannot afford to or don’t want the responsibility of two mortgages, so this new home would require you to sell your current home. Having your purchase agreement be contingent on the sale of your current home would mean that you could walk away from the purchase, without being penalized, should you be unable to sell your current home.

There are a number of contingencies that a Buyer can include in their purchase agreement, but the most common are appraisal, financing, title or like in the example, based upon the sale of your current home.
