Buying a home is a huge milestone in people’s lives and I love being a part of that accomplishment. I worked in a small finance company for seven years, including time as a branch manager, before taking my lending experience to the next level. I joined MIG’s Athens branch in February 2022 as a production assistant, but quickly moved into a loan officer assistant role. In September 2022, I began or

iginating my own loans as a loan officer. As a licensed mortgage loan originator, I aim to deliver great customer service each time a borrower seeks my advice about their home loan options. They never have to wonder how their loans are progressing through the process because I keep them updated from start to finish. From preapproval to the closing table, I’m by their side, leading them through all of the steps. As a customer-focused lender, I also value the role education plays in helping borrowers feel confident about their choice in a mortgage program. When I’m not helping clients finance the homes of their dreams, I enjoy swimming, kayaking, thrifting and spending time with family and friends. 🚨 ATTENTION 🚨

When you get pre-approved for a mortgage, that approval is based on a snapshot of your finances at that exact moment. For your loan to make it all the way to closing, that picture needs to stay as consistent as possible.

If you apply with $20,000 in your bank account but spend it down to $10,000 before closing, you may no longer meet the asset requirements and that can delay or even deny your loan.

If you apply working full-time hours and then reduce your hours or change jobs, your income may no longer qualify and that can delay or even deny your loan.

If you apply with a certain amount of debt and then open new credit cards, finance a car, or take on new payments, your debt-to-income ratio increases and that can delay or even deny your loan.

If you apply with a certain credit score and then miss a payment or max out accounts, your score can drop quickly and that can delay or even deny your loan.

Even small changes can have a big impact during underwriting because lenders re-verify your income, assets, credit, and employment right before closing.

The bottom line:
Once you’re pre-approved, keep everything as stable as possible, no big purchases, no job changes, no new debt, and no missed payments until your loan is fully funded and you have the keys in your hand.

A pre-approval is just the first step… not the final approval.

🚨ATTENTION🚨

The information you give and are pre-approved for a home loan with is what needs to remain in order for your loan to be final approved.

If you apply with $20,000 in the bank, but when you go under contract you only have $10,000 that could cause a denied loan‼️

If you apply working 40 hours a week, but when you go under contract you decide to start working 30 hours a week that could cause a denied loan‼️

If you apply with only 2 debts on your credit but when you go under contract, you have 4 debts on your credit instead that could cause a denied loan‼️

If you apply with a 640 score, but when you go under contract, you miss a payment and your score drops 40 points that could cause a denied loan‼️

Moral of the story is when you are preapproved for a home loan, don’t change anything until your loan has been funded and you have keys in your hand or you run the risk of your loan being declined. A pre-approval is NOT a final approval‼️
