Buying isn't always the right move, even if you can afford it.

If you're only planning to stay in an area for 1-3 years, renting might actually save you money. Between closing costs and the costs to sell, a lot of buyers don't break even on a short timeline. Sometimes they even lose money.

I had a client relocate here recently, planning to stay maybe a year. First question I asked: "Have you considered renting?" They were hesitant, they didn't want to "pay someone else's mortgage." That instinct makes sense, but building equity only works in your favor if you're staying long enough for it to matter.

A good mortgage advisor will tell you when NOT to buy, not just how to.
