Interest rates are coming down, slowly but surely! Yesterday our base rates fell to 6.5% for 30 year fixed rate DSCR financing. You can get as low as 5.125% with optional buy downs and 60% or lower LTVs. Today I am closing a 75% LTV Cash out refinance at 5.875% 30 year fixed rate. If you are looking at buying rentals, or need to refinance to pull cash out or increase cash flows, now is a great time to start the process!

Had a blast last night at the first DMV Investors Club REIA Meetup. The weather was perfect so we did an indoor/outdoor on the rooftop! We had people join from far and wide and many different backgrounds. We had brokers and lending partners in town from across the US, Investors, contractors, wholesalers, mortgage lenders and other team members in and out. Big thanks to our sponsor Temple View Capital for the great BBQ and drinks provided. To recap a good evening, we:

1.) Discussed the state of the current market. What does the data show is currently going on in our market and what to expect for the rest of 2025 and beyond.

2.) Did our very first Vendor Spotlight: Temple View Capital

3.) Had a presentation from a local wholesaler with active investment opportunities in 5 different markets including all over the DMV, Georgia and Florida (for now).

4.) Reviewed and discussed multiple on and off market Investment opportunities available RIGHT NOW!! Walked through the numbers for the investors in attendance.

5.) We discussed the many different pipelines and ways to find deals in today's market! This will be the primary topic of next months meetup!

Overall it was great to set aside some time to relax, enjoy some good food & drinks and network with some great people. I am beyond excited for the events to come!
