The appraiser is the one person in your home purchase who nobody thanks and everybody underestimates.

Realtors hunt for the buyer. Lenders chase the program. The appraisal gets treated like an afterthought until it blows up the deal. Then on November 2 the whole appraisal system changes, and most of us are flat-footed because we never valued the person in the first place.

Here is the part nobody's saying out loud: when banks can't trust what a house is worth, they stop lending, and your low down payment goes with it. I broke the whole thing down with 30-year appraiser Peter Gallo on the livestream, and I put the why into words this week on Bricks and Grit.
