Online shopping and strong rent collections fuel interest as industrial properties continue to accumulate institutional investor attention.

Throughout the pandemic, industrial properties have continued to maintain higher rent collections, with a value-weighted collection rate of 92.2%. Office investors reporting 90% and retail investors reporting 60.5%.

Industrial’s strong performance continues to attract significant investment activity as well, highlighted by institutional buyers, who remain the most active type of investor for the property type, with a 60% share of industrial transactions in the second quarter. This is opposed to the decelerating share of institutional involvement in other property types, which dipped below 50%.
