It's part of why VA loans are my favorite thing to work on. Every veteran walks in with more discipline than they give themselves credit for.

Anyone can send you a rate quote. Not everyone picks up the phone when your deal is falling apart at 4pm on a Friday.

Before you commit to a lender, ask how they handle the deal that goes sideways, not the easy one. That answer tells you more than any rate ever will.

Five years in this business and the biggest shift I've watched isn't rates or programs. It's how much people expect to be able to do without ever talking to a real person.

That's not a bad thing. It just means the human part of this job matters more, not less, when it's the part left standing.

Everybody's got an HOA horror story. Mine too.

But before you write off every neighborhood with one, it's worth knowing what an HOA is responsible for, and what you're agreeing to before you buy into one.

Not all HOAs are created equal. Some are worth every penny of the fee.
