Sometimes you find little niches in home financing that are surprising, and can make all the difference.

I just helped a couple with a home equity line of credit (heloc). They had experienced a home fire, and the insurance money wasn't enough to rebuild. They were stuck half-way through the rehab, and out of money.

We got them a heloc WITHOUT needing an appraisal.
The costs were low, and the whole process only took 2 weeks.

They now have the cash to finish the rebuild, and they didn't have to refinance their 1st mortgage with a very low interest rate.

This was a great solution to a sticky problem.

I am very happy for these folks, because now they can get back to a normal life, and move out of the camper they have been living out of in their driveway.

Is the "One Big Beautiful Bill" beneficial to Americans?

- It locks in lower tax rates and the mortgage interest deduction,

- Doubles the standard deduction,

- Temporarily increases the SALT credits (you get to deduct your state/local taxes on your federal tax return),

- Turbo boosts the low income housing tax credit, which encourages builders to build low-income housing (we need more of that!),

- Makes the 1031 tax exchange permanent, allowing rental property owners to sell one rental in order to buy another, and avoid taxation on profits as long as they don't pull any of those profits out during the transaction.

I am no tax professional, but as a tax payer and a mortgage professional, all of these seem like good things to me.

The One Big Beautiful Bill Act was a big win for real estate: it extended and/or permanently enshrined many tax breaks for homeowners.

Want to buy a home? Now may be the time. A slight dip in the month-to-month numbers, but a slight increase in the year-over-year numbers. If you wait for interest rates to drop (if they drop), you will face increased competition from other buyers who are also waiting. We know how that ends - higher sales prices due to bidding wars. I wouldn't call this a buyer's market, but it may be as close as we will get for a while.

Closings on existing homes decreased by 4.9% from December to January, slightly missing projections. However, they have risen year-over-year for four consecutive months. Additionally, inventory saw a modest uptick.

Level up your pumpkin pie with a sweet and crunchy streusel topping!

• Toss 1 cup toasted pecan pieces, 3/4 cup light brown sugar, 1/2 cup granulated sugar, 1/2 cup flour, 1/2 cup rolled oats, and 1/4 teaspoon salt in a medium bowl.

• Drizzle 6 tablespoons of melted butter over the top.
Toss well to combine.

• Sprinkle the topping on the pie 10 minutes before the pumpkin pie is done.

• Bake for the remaining ten minutes.

7 Day Cleaning Challenge

• Day 1: Tackle the Entryway
Declutter your entryway of shoes, jackets, and bags. Designate spots for frequently used items – keys, wallets, maybe even a stylish umbrella holder.
• Day 2: Kitchen Conquest
Declutter cabinets and drawers, tossing expired food and unused gadgets. Deep clean your oven, microwave, and fridge.
• Day 3: Bathroom Refresh
Scrub bathtubs, showers, and toilets for a sparkling clean. Sort through your toiletries, discarding expired products and organizing the rest.
• Day 4: Deep Clean Blitz
Rotate your mattress and vacuum it thoroughly. Declutter nightstands and dressers.
• Day 5: Living Room Love
Wash throws and blankets. Dust furniture and organize books, games, and any lingering clutter.
• Day 6 Floor Fantastic
Now that most surfaces are clean, dedicate a day to your floors. Deep clean carpets with a professional cleaner or rental machine.
• Day 7: Brighten Up!
Let the sunshine in! Wash windows inside and out for a brighter, cleaner feel. Dust windowsills, blinds and air vents.
