Apparently Cat and I need to be fired.

At least, that was one of my takeaways yesterday at the Oklahoma Mortgage Bankers Association Conference.

We had the opportunity to hear Dustin Owen, host of The Loan Officer Podcast (TLOP), deliver his keynote:

“Fire the Loan Officer and Hire the Mortgage Operator.”

Cat and I have listened to Dustin for quite a while, so we were excited to finally hear him in person and get to spend a little time with him.

But this wasn’t just a “great speaker, great conference” session for us.

We took notes. A LOT of notes.

Dustin challenged us to think differently about what it means to be a mortgage professional going into 2027.

Being a great loan technician isn’t enough anymore.

Neither is simply closing more loans.

The future belongs to people who learn to operate a business — intentionally managing their time and energy, building repeatable systems, developing people, creating meaningful partnerships, and thinking beyond the next closing.

And the part that probably resonated with Cat and me the most was this:

This is a relationship business.

A mortgage isn’t just a “deal.”

There’s a person on the other side of it. A family.

And the Realtors and other professionals we work with aren’t just “referral sources” either.

They’re people we want to partner with.

Dustin made the point that operators think in terms of relationships, not just individual transactions, and that mindset is exactly where Cat and I want to live.

It was also interesting watching the room yesterday.

There were definitely some people who seemed perfectly comfortable with the traditional “banker” mentality — sit behind the desk, wait for the customer to walk in, take the application, close the loan, repeat.

No notes. No questions. Barely a laugh.

Meanwhile, Cat and I were writing furiously, laughing, looking at each other, and basically saying:

“Well...there’s another thing we need to fix.”

And that contrast reinforced the whole message for us.

We don’t want to be bankers waiting on transactions.

We want to be operators building relationships.

We want to build relationships. Create partnerships. Serve families. Help our Realtor partners grow. Build better systems. Develop people. And create something that can still be making an impact years from now.

And maybe the biggest takeaway of all:

Information doesn’t change a business. Implementation does.

Dustin challenged everyone in the room to take a couple of ideas, make them measurable, and actually put them into practice.

So now we have some work to do.

Dustin — thank you for the challenge, the laughs, and for being willing to share what you’ve learned.

We were listening.

And we’re looking forward to putting it to work.
