The VA had a program that was saving veteran families from losing their homes.
They shut it down anyway.
Since May 2025 — more than 10,000 veterans have lost their homes to foreclosure. That is the highest pace of VA loan foreclosures in an entire decade.
Another 90,000 veterans are behind on their mortgages or currently in the foreclosure process right now.
Here's what makes this so painful — the mortgage industry warned Congress this would happen. In March 2025, a representative from the Mortgage Bankers Association stood before the House Veterans Affairs Committee and said directly: "Foreclosure. Period. That's really where it's gonna come to."
Two months later, they shut the program down anyway.
Veterans like Leann Ledford's husband — a Marine with a brain injury and PTSD from Afghanistan — had enough income to make payments under the program. They just weren't able to enroll before it was pulled. Now their family is facing eviction.
A replacement program exists on paper. It was signed into law in July 2025. As of today, April 2026, it is still not fully operational.
These are people who served this country. Who sacrificed their bodies, their mental health, their families. The VA home loan is supposed to be one of the most meaningful benefits they earn. This is not what that promise looks like.
🇺🇸 If you are a veteran behind on your VA mortgage — do not wait.
Step 1: Call your mortgage servicer today and ask specifically about VA loss mitigation options
Step 2: Call the VA's free assistance line: 1-877-827-3702
Step 3: DM me the word HELP — I'll send you a free resource guide and help you understand your options. No pitch. No pressure.

Consumer confidence held stronger than expected this month — but don't be fooled. With gas prices surging and markets volatile, the underlying pressure on everyday buyers is real. This spring window won't stay open forever.
-

This week: Nasdaq entered correction territory. The S&P 500 is sitting 9% off its all-time high. Oil above $110. Inflation fears back on the table.

And yet — the spring housing market is still moving.

Here's what the headlines won't connect for you:

When the stock market gets volatile, real estate becomes the flight to safety.

Tangible. Appreciating. Buildable wealth.

Here's where we stand right now:

📍 30-yr fixed: 6.38% (still lower than 6.65% this time last year)
📍 15-yr fixed: 5.75%
📍 Fed held rates at 3.5–3.75% — one cut expected, December at earliest
📍 Spring inventory is opening — more homes, more negotiating power

For buyers:
Yes, rates moved up from February's low. But your purchasing power is still stronger than all of 2024 and 2025. The buyers sitting on the sidelines waiting for 5% are watching the spring inventory window close around them.

For homeowners at 7%+:
Rates came down enough earlier this year to make refinancing meaningful. They're creeping back up. If you haven't run your numbers yet — now is the time. Not next month.

Stock portfolios are unpredictable right now.
Your home equity doesn't have to be.

DM me READY and let's look at your numbers before rates move again. 👇

I've been getting a lot of questions this week — so let me break down what's actually happening. 👇
War in the Middle East. Stock market volatility. Rising oil prices.
All of it is pushing mortgage rates up RIGHT NOW.
📍 30-year fixed: 6.11% ↑
But here's the truth most people aren't hearing:
✅ Rates are still lower than last year
✅ Buyers have ~$30K MORE purchasing power than 2025
✅ The Fed meets this week — this could shift fast
If you're buying this spring — don't let the noise freeze you.
If your rate starts with a 7 — it's time to talk refinance.
Drop RATES in the comments or DM me and I'll run your numbers for free. 💬
