Say a hurricane damages 60 percent of your home. Your insurance covers the repair. But Florida law requires you to bring the entire structure up to current building codes before work can begin, not just the damaged section. All of it.

Your standard homeowners policy covers the cost of repairing what was damaged. It typically does not cover the additional cost of meeting updated code requirements. That gap can run 30 to 40 thousand dollars or more depending on the age of the home.

The add-on that covers it is called ordinance and law coverage. It is one of the most common gaps in Florida homeowners policies, particularly in homes built before the state updated its standards after Hurricane Andrew in 1992.

If your home was built before 2002, pull up your policy and check whether ordinance and law coverage is included and whether the limit is high enough to cover a real code upgrade.
