*LOX (not LOE) FROM THE START*
I get a lot of calls on how to put together and structure the hard ones! With 20yrs of experience, and 80% of that being VA loans, there’s a pretty good chance I’ll set you up for success. When I suggest including an LOX from the start, it’s more than a suggestion. Giving an underwriter a heads up as to what is going on with your file to make such a difference as to how or if your loan is approved. If you have a wonky scenario, or you know there are some wrinkles in your file that aren’t instantly clear, letting the underwriter know what’s going on helps them get a clearer picture on how to best approve your loan.  you’ve likely had this loan for at least several weeks, but the underwriter is picking it up for the first time, with no history. Putting a simple letter of explanation in the file, from the beginning, gives the underwriter direction and insight as to what you are trying to accomplish. This will also get you in the good graces of that underwriter. Trust me!

I often get asked, “What makes OVAL different from other lenders that do VA loans?” There’s a lot of different reasons I can tell you, but it’s often hard to quantify without it just sounding like a sales pitch. Here’s a direct reason why…Not always, but typically, on a manual UW, someone needs to have a clean most recent 12-months of credit, with nothing derogatory, in order to be eligible. This borrower’s credit report showed a collection that was opened in Feb 2025, which would disqualify them, and most underwriters would toss it aside in the denial pile. However, our underwriter took the time to look at the Verizon tradeline below it, which looked similar, and do just a little extra work. From there she could see that the new collection was the same as the Verizon one, but was sold to a collection company. The original was opened in 2022, making it outside of the 12-months…Loan Approval issued!! THIS is what makes OVAL different, THIS is why OVAL’s better for your VA loans!
