āIāll start this by saying that Iām a first-time homebuyer. I didnāt know what to expect besides what I had read in articles, and that didnāt really prepare me for all the information I would be bombarded with. I was also a special case due to multiple factors, including my not-so-great credit and the fact that I worked seasonally (meaning I didnāt have a long work history with any one job due to the nature of seasonal work). So, my case required dedication and expertise to bring everything together.
I started working with Dolph at First Home Mortgage about three months ago. He got me pre-approved pretty quickly, so I started looking for houses. I eventually found one that I liked, and Dolph started working on the loan and crunching the numbers. The selling agent told me that I should work with one of her loan officers, someone sheād worked with for years, to get a second opinion. I reached out to the new loan officer, and he promised an amazing interest rate and said that my case would be easy. Dolph reassured me that he could get everything done and had me take steps that didnāt make sense to me at the time, so I ended up switching loan officers. At this point, we had about a month left until I closed on my house.
I met with the new loan officer three times in person. He guaranteed that my loan would be easy to obtain, but I later found out from my realtor that he hadnāt even looked at my case before I switched to working with him. I had to provide him the same information multiple times, and important details like my pay rate were entered incorrectly, leading to unnecessary extra steps. There was a ton of back and forth, and I honestly regretted switching almost immediately, but I felt like I didnāt have enough time left to switch back to Dolph, so I stuck with the new loan officer. About two weeks into working with him, my realtor reached out to me while I was at work. She told me that she was on the phone with him and that he was saying he wasnāt sure if he could secure the loan. He hadnāt even scheduled the appraisal because he didnāt think Iād qualify. At this point, I was two weeks away from closing! He also contacted the seller about waiting until April to close so I could clear up some of the challenges with my case. Mind you, he never talked to me, the buyer, about any of this! He was making calls without even consulting me, which could have cost me the house from the sellerās perspective, as it made me look like I couldnāt get approved for the loan.
As I continued to talk with my realtor, I found out that Dolph had left the new loan officer tips and guidance to help get my loan approved, which were dismissed as nonsense. I thought that was very kind and showed a lot of character on Dolphās part, but I was also extremely frustrated with the entire situation.
At this point, I was panicking because closing was two weeks away, and I still didnāt have my loan.
So I spoke with Dolph again. I knew it wouldnāt be fair to ask him to pick my loan back up after I had left him hanging, but I didnāt have a choice. Dolph was incredibly kind and understanding, and he reassured me that he would do everything in his power to get my loan through. I switched back to Dolph, and he immediately got to work. We were on a crazy time crunch with a little less than two weeks before closing, and my closing date was December 30thāright in the middle of two major holidays, which made everything even more complicated.
Dolph worked tirelessly and rebuilt my case from scratch. In the end, Dolph got me the loan despite my unique situation, and now Iām officially a first-time homeowner. Dolph has been absolutely amazing and is extremely knowledgeable in his field! I highly recommend him because he clearly knew exactly what to do to get me approved from the very beginning. Iām so grateful for all of his help. Just TRUST him on this!!!ā
