Foreclosure filings just hit a 6-year high. Nearly 119,000 properties received notices in Q1 2026, up 26% year over year. And with federal protection programs wound down, analysts say the pipeline of distressed inventory is only going to grow.

The difference from 2008? This time, large institutional investors are being restricted from bulk-buying bank-owned properties. That creates a real opening for individual investors and smaller operators who are ready to move.
