The worst part is that when they talk about rates, the one they quote is what you'd pay TWO points for, not zero!

The Freddie Mac 30-year fixed mortgage rate rose 6 basis points this week to 6.49% as the yield on the 10-year Treasury rose as well. Interest rates picked up this week as the gradual breakdown of the ceasefire with Iran has stoked fears of further inflation and geopolitical instability.
