Buying a house is only half the battle, being able to comfortably afford it and KEEP it is most important and that means more than any interest rate, market timing, or anything else!

New construction right now are offering low rates like 4 and 5% and enticing buyers with it. Make sure you ask is the rate ADJUSTABLE OR FIXED. 9 times out of ten it is an adjustable rate if its super low that will change after a few years and you don’t even know it. I’ve seen several people lately who said “the builder is offering me a 4.875% why is yours so high” then come to find out the rate is an ARM and the buyer didn’t even know. This is the reason you NEED your own representation (lender and realtor) to help you. EVEN WITH NEW CONSTRUCTION!
