Don’t be fooled‼️Not having a perfect credit score doesn’t have to stop you from buying a home🗣️ All lenders are not created equally and some have their own guideline overlays. Such as going to a bank and being told you need a 640 credit score for USDA! That is that bank’s overlay! USDA allows down to 580 (I’ve even seen 550 in special extreme cases).

First off, go to an independent mortgage broker instead of a loan officer who work’s directly for a bank.
Mortgage brokers will have access to banks who don’t have overlays AND most importantly who offer manual underwriting for loans.

It is also equally important to be sure the person you choose to work with is knowledgeable and understands guidelines and just an FYI “I’m known as the guideline QUEEN”👸🏾

For USDA, if your score is below 640, your loan is required to be manually underwritten which means there are additional guidelines that you must meet. If the bank that you go to does not offer manual underwriting, they will tell you that you need a 640 minimum score, but hear me and hear me good, you DON’T, you just need your loan to be manually underwritten and you have to meet manual underwriting guidelines‼️

Look at the top, right of the below photo to see the guidelines for one of my lenders I partner with to provide USDA loans and the minimum score is 580 😉

Get you somebody who will fight for you! I’m technically still on vacation, BUT an underwriter gave a condition that I didn’t agree with, so I pushed back! They didn’t agree with me, so I pushed back again, but this time I pushed over them and went higher and got an agreement to what I said and got the condition removed and now the file will now be clear to close tomorrow! I KNOW guidelines and won’t stop fighting for my clients and I’m not one of those loan officers who just take what an underwriter says.
Who you work with matters! Alot of people have lost out on homes because their LO was afraid or just didn’t know how to challenge an underwriter.
If I had just gone with what the underwriter said, my client would have spent an unnecessary $1,000, BUT they chose the G.O.A.T so…..🤷🏾‍♀️I’ll be back in office tomorrow and would love to fight to get you into a home! Let’s connect🤗
