Mortgage professionals, time to brush up on seller concessions. 🔴

🔹 Conventional Financing FNMA/FREDDIE 🔹

🔸 Greater than 90% LTV 3% limit on primary and second homes.

🔸 75-90% LTV 6% limit on primary and second homes.

🔸 75% or less LTV 9% limit on primary and second homes.
(If over 6%, the appraiser will need to add a comment that this is typical for the area.)
🔸 2% limit on investment properties regardless of LTV.

🔹 Govie Financing FHA/VA/USDA 🔹

🔸 FHA loans: 6% of the sales price.
🔸 USDA loans: 6% of the sales price. Closing costs can be rolled into the loan if home appraisal supports them.
🔸 VA loans: seller can pay all reasonable and customary closing costs and discount points without limit. (Additionally, a seller may pay up to 4% of the purchase price towards any combination of the following: pre-paid expenses, funding fee, buy-down fees, the payoff of borrower liabilities, such as collections, judgments, or other credit balances.)

I didn't include nonconforming or non-qm as they can vary dramatically. However, this covers 85% of production.

Going through the financial hardship of a foreclosure or bankruptcy can be overwhelming. There’s a light at the end of the tunnel, though. It’s possible to qualify for another mortgage —with some patience and hard work.

Getting another mortgage after a major credit event like a foreclosure will depend on your specific situation, including what caused your foreclosure, the current state of your finances and how much your credit profile has changed in the interim.
