"Closing costs” and “cash to close” may sound like the same thing, but when it comes to your mortgage, there are important differences.

Closing costs are the fees you pay to finalize your loan. They include things like the cost of appraisal, lender fees, title insurance, and other services that make sure everything is in order for closing day.

Cash to close is the total amount you need to bring to closing. It includes your down payment plus your closing costs, minus anything you’ve already paid, like an earnest money deposit or lender credits.

Think of it this way — closing costs are just one piece of your total cash to close. Knowing the difference can help you plan ahead and feel confident when it’s time to sign the final paperwork. Don’t worry, I’ll be by your side every step of the way to make sure you feel informed and prepared.
